Home visualization checklist

Do you want to present a property convincingly with 3D visualization, a 360 tour, or animation? With this practical checklist, you can brief quickly and completely, avoid revision rounds, and achieve photorealistic results that match your target audience and sales goal.

With this home visualization checklist, you can brief quickly and completely for 3D renders, animations, and 360-tours. Includes formats, materials, planning, and QA.

Before you start: goal, target audience, and formats

Determine goal and target audience

Formulate the goal of the visualization in 2 sentences and describe the primary target audience. Does it concern the pre-sale of new construction, rental, or internal decision-making? Specify the decision-making moment you wish to support and on which channels the images will appear, such as website, Funda, social media, or trade fairs. For useful guidelines regarding delivery and expectations for project visualizations, see Real Estate Visualization for Project Developers.

Choose the visualization format

FormatWhen availablePros
Still 3D renderCampaign images, website, brochuresFast, budget-friendly, high impact per shot
360 tour / virtual tourOnline viewing, lead generationInteractive, spatial insight, longer dwell time
3D animationProject intro, socials, trade show screenStorytelling, atmosphere and movement

Checklist assets and input

Basic files

  • Floor plans and dimensions - Final m², sections, elevations, and scale.
  • CAD/BIM models - Revit, IFC, DWG or SketchUp with layer structure and version.

Interior vs. exterior points of attention

Make complex information clear, understandable, and convincing

Light, atmosphere and cameras

Lighting settings

Specify sun and seasonal preferences, such as golden hour, morning light, or cloudy soft light. Specify artificial lighting per room, such as spotlights, pendants, or indirect. This determines the atmosphere, shadows, and material perception.

Atmosphere and style references

Add 3 to 5 reference images with a brief explanation. Think of Scandinavian light wood, hotel chic, or industrial. Note color temperature, contrast level, and desired realism, such as minor imperfections.

Camera angles

  • Key shots - 1 to 2 hero viewpoints per room with a clear function.
  • Height and lens - Eye level 130-150 cm, natural wide-angle without distortion.
  • Routing - For 360 tour or animation: sequence of spaces and transition moments.

Planning, feedback and versions

  • Milestones - Start, clay preview, material round, lighting preview, final render.
  • Feedback - Concrete, bundled by round, with annotations and version numbers.
  • File formats - Stills in 4K and social crops, 360 in equirectangular, animation in 4K H.264 or ProRes.
  • Deadlines - Delivery dates per deliverable and revision buffer.

Quality control before delivery

  • Architecture - Dimensions are correct, no floating objects or clipping.
  • Materials - Realistic scale, correct reflections, PBR consistency.
  • Light and shadow - Natural fall, no overexposure or noise.
  • Styling - Target audience-friendly, no trademark infringement or culturally sensitive items.
  • File and branding - Resolution, color profile, logo placement and naming convention.
